How Long Does Each Type of Roof Last?
Asphalt shingles, the most common type of roofing material, can last anywhere from 15 to 30 years.
Concrete roofs will last up to 50 years, with the underlayment needing a replacement about every 20 years.
Clay tiles are more durable and can last over 100 years.
Cedar shake roofs generally tend to last 30 - 50+ years, depending on the maintenance given.
Metal roofs can remain in great condition for 40 - 70 years. Copper roofing is among the metal roofs that last the longest.
Why Do Concrete Roofs Crack?
A well-installed concrete roof, outside of severe weather conditions and mistreatment, will typically only crack once it has well exceeded its expected lifespan. Clay tiles may do this as well. If your roof is cracking, it’s probably time for a replacement. Today’s concrete and clay roofs are sealed to give them extra weather protection, so a new roof can give you an even longer lifespan than the one before it.
